It is now a legal requirement to have a Home Information Pack requested before you can market a property either privately or with an Estate Agent.
 
You can make this procedure easier by getting an independent Home Information Pack from Sefton Home Inspections completed in advance before you approach an Estate Agent.
 
This option gives you benefit of actually purchasing the Pack directly from the people who supply the components for the HIP. There are no middle-men, conditions or tie-ins on the Pack meaning that you are free to sell your home as you wish, either with multiple agents, privately or a mixture of them both.
 
 Important Information Regarding Searches 
The HIP gives information on what might be the biggest single transaction we make in our life times and people will rely upon the information within it. Therefore, we only use a highly reputable Solicitor with over 10 year's conveyance experience to provide the search information in our HIPs.
 
We believe that we have a commitment to ensure it is accurate and of the highest standard we can make it and using a Solicitor helps us achieve this.
 
There are many properties which have no issues at all but occasionally some have rights of way issues, legal covenants, missing covenants or legal restrictions on the property. By using a solicitor we can find out exactly what these potential issues are and most importantly what they mean to potential buyers.
 
 How we can help you
We are fully qualified and accredited by NHER for issuing Energy Performance Certificates. All Energy Assessments are carried out either by ourselves or from a few selected independent Domestic Energy Assessors in order to provide a continuous service.
 
We will arrange to visit your property within 3 days to carry out the Energy Assessment and produce the necessary EPC. Meanwhile, the searches for the Home Information Pack will be compiled.
 
Our aim is to deliver your Home Information Pack to you within 10 days. On occasion, some Leasehold documents may take a further few days to obtain. As soon as we receive your instruction and payment, the HIP is ordered and you are ready to start to market your property.
